Our Policies


Please, review our policies prior to making a reservation with us.

RENTAL POLICY
Guests renting our houses must be over the age of 25


  •  Security Deposit: $500-$750 is required to hold any reservation. These deposits are refundable only if canceled 90 days before reservation date or in case of emergency. This deposit acts as a security deposit and will be held for 7-10 days after check out until house is clean and inspected and assured of no damage or loss. We accept personal/business checks, Venmo or Zelle. Email confirmation will be sent upon receipt of deposit. Deposits will be mailed back to guest.

   

  • Cancellations: Full refunds are given 90 days before check in, 50% 60 days before check in, no refunds given  30 days or less.


  • Reservation Fee: 50% of reservation is due 90 days before first day of reservation and balance is due 30 days before check in.


  • Arrival: We meet and greet every guest to acquaint them with the house and area. We request it be the person making the reservation or anyone accepting responsibility for the house. We require an ETA and a call or text 30-60 minutes before arrival to make sure we will be at the house. We ask that guests call or text us upon departure as well.


  • Privacy: We respect the privacy of our guests. We will text you the day after your arrival to see if everything is comfortable or if anything is needed. We live very nearby all the properties and are here to give you as much service as needed. We are available around the clock if needed. We access the house only if there is an emergency or something requested. Occasionally we will be at the house for outdoor maintenance. We would like you to feel at home and respect the property as your own.


  • Non-Smoking: All of our houses are non smoking properties. A surcharge of up to $100 per room will be added if smoke is detected. Smokers may smoke outside away from open doors or windows.


  • Pets: Dogs only are allowed at specified properties. If you're at a pet permitted property, please pick up after your dog, bags are provided and used bags should be placed in outdoor garbage bins. Dogs need flea collars and a dog bed or cage if dog is left alone in house. If dogs bark when left alone and we are alerted by neighbors, we will contact you and ask you to be with your dog or remove dog from house. Dogs are not allowed on beds or furniture. The pet fee does not cover any damage by the pet. If soiling or damage occurs, fees will be charged accordingly. 


  • Amenities: Linens and towels are provided in every house. Every house has a well appointed kitchen and all necessities. Hand soaps, shampoos and condidioners are provided as are hair dryers, irons and ironing boards. Guests are asked to use tissue or dark washcloths to remove makeup. Stained or damaged linens will be charged a replacement fee.


  • Neighborhood: Guest houses are located in residential neighborhoods and quiet hours are from 9 pm-9 am. We expect guests to behave in a manner appropriate for a neighborhood. Violations of this requirement will result in eviction from the house with no return of any rental fees.


  • By booking any of our houses, the guest is agreeing to these terms.
